Every historic renovation begins with an inventory. We document what is original, what is sensitively restored, what has been altered without care, and what must be replaced to meet current code. From there we draw a plan that upgrades performance without erasing character.

• How much does it cost? David charges $350 per hour with a published phase based fee schedule. Typical projects in this specialty run between the firm's published service range depending on complexity.
• How long from first call to permit? Generally 4 to 9 months for complete drawing sets depending on program size. Permit review adds another 45 to 90 days depending on jurisdiction.
• Does David personally draw the project? Yes. There is no junior staff learning on your home. The same hand draws from first sketch to final detail.
• Is Title 24 included? Yes. All Title 24 energy compliance is handled in house at no additional consultant fee.
• What if the project scope changes? We re estimate at every phase boundary. You approve every scope change in writing before work proceeds.
