Forty years drawing homes on slopes that other firms will not touch.
Camarillo, Ventura, and Thousand Oaks are full of sloped parcels. Most designers flatten them. David has spent four decades designing homes that step with the grade rather than fighting it. Split level living wings, partially buried lower floors, cantilevered terraces over seven percent grade, and full foundation engineering integrated from the first sketch.
Every hillside project starts with a topographic survey and a soils report. From there we analyze buildable envelope, setbacks, and view preservation before a pencil touches paper. The schematic defines the primary volumes and where they sit in elevation. Construction documents integrate structural, Title 24, and drainage into one coherent drawing set.
Cantilevered living rooms over Camarillo ridges, lower level walk out ADUs tucked into Ventura hillsides, three volume split levels stepping down Thousand Oaks slopes, and multi story homes threaded into Malibu canyon lots.
Hillside projects have their own cost profile, their own permit path, and their own structural challenges. The following questions cover what to expect.
